We dig through the working surface to something that compacts, then build back up in layers. A 100 mm slab takes cars, utes and vans, and 125 mm or more where a boat, a float or a light truck is coming. Where the lot fronts a shared lane we set the crossing point out with the neighbouring driveway in mind.

House floor slabs are the bulk of our Peacocke week, poured to the engineer’s drawing and the builder’s programme.

The acceptable solution puts the floor at Grade 500E ductile mesh, at least 2.27 kg per square metre, over a 0.25 mm polythene damp proof membrane with 150 mm laps, on hardfill placed in layers no thicker than 150 mm. That is the floor we work to. Where the geotechnical report calls for more, the report wins.

Garage Pads and Shed Slabs on Peacocke Lots

Garage pads and shed slabs go in behind Peacocke houses once the fencing is up, and they are where people most often under-specify.

A pad for a car and a lawnmower is a different build from one carrying a hoist, a boat on a tandem trailer or racking loaded with stock. Tell us what is going on it at the site visit. Thickness and steel follow the load, and neither is something to retrofit.

Patios in Peacocke are usually part of the original build rather than an addition, which gives us a chance to get the levels right before the landscaping locks them in.

We hold the finished surface below the cladding line and run about 25 mm of fall per metre away from the house. On a lot backing onto a gully we also check that the discharge point is not the gully edge, because that is a very short conversation with Council.

Peacocke Rules

Peacocke Has Earthworks Rules the Rest of Hamilton Does Not

Peacocke is the largest piece of new ground Hamilton has opened in a generation, and it comes with a rulebook the rest of the city does not have. The one that catches contractors is Rule 25.2.5.1, which states that earthworks within the Peacocke Structure Plan shall be no more than 600 square metres in area unless the work is in conjunction with an associated subdivision consent. That is an area limit, not a volume limit, and it is easy to reach across a driveway, a patio and a shed pad done in one season.

The volume rules sit alongside it. Outside a natural hazard area, earthworks in residential and special character zones are capped at 500 cubic metres for building consent work and 500 cubic metres for subdivision, in any single activity or cumulatively across a calendar year. Other zones sit at 1,000 cubic metres. On top of that the general standards require fill to be clean fill, sediment to be retained on site, bare ground unworked for three months to be stabilised and sown, no material to be tracked onto public roads, and no earthworks to obstruct or divert an overland flow path or destabilise land beyond the boundary. The Peacocke chapter adds an objective the rest of the city does not carry: that earthworks maintain the hydrology of the Peacocke Structure Plan Area.

There is one more that surprises people, and it is about light. Peacocke sits over long-tailed bat habitat, with more than 24,000 bat passes recorded in a single year and 100 bat roost boxes installed as part of the works. The District Plan sets a limit of 0.3 lux of added illuminance at the boundary of a Significant Bat Habitat Area, and within 100 metres of one requires fittings that emit zero direct upward light, capped at 3,000 kelvin where a public road separates them and 2,700 kelvin where they abut. If you are planning lighting into a patio or a driveway near a gully, that is the constraint to design around.

What we deliberately will not tell you is how deep the peat is under your particular lot. No council geotechnical report we could find names Peacocke and publishes a soil profile or a groundwater depth, and the nearest published desktop study covers the south-western boundary of the city, which is a different corridor. So we dig test holes and look, which is the only honest answer. The Peacocke Structure Plan chapter of the District Plan is where the earthworks and lighting rules are published. Everything we pour across Hamilton is built to the same standards, Peacocke just adds a layer on top.

All earthworks have to retain sediment on site through controls that are implemented and maintained. On a Peacocke job that runs across two visits, the controls stay up in between rather than going in on the morning an inspector is due.

Overland Flow Paths Left Working

Earthworks must not obstruct or divert a stormwater overland flow path or change drainage patterns on someone else’s land. On a new subdivision those paths are designed, mapped and easy to fill in by accident with a raised patio.

Bare Ground Stabilised If We Leave Site

Any earthworks or bare earth not being worked for three months or more has to be stabilised and sown with ground cover. If your job is staged around a build programme, that obligation does not pause with it.

If you are running lights along a driveway near a gully, design to that from the start.
