New Build Concrete

Concrete We Pour on Rototuna North Sections

Five jobs make up nearly all our Rototuna North work, and four of the five happen while a house is still being built. Timing matters as much as specification up here, because the slab has to be in before the scaffold comes down and the driveway after.

Driveways on New Rototuna North Lots

Driveways on a new Rototuna North lot are the last concrete to go in and the first thing anyone looks at, and the ground they sit on has usually been moved twice already.

We dig through the builder’s fill to something that will hold compaction, then build the base back up in layers. At 100 mm a slab carries cars, utes and vans. If a boat or a float is coming, tell us before the quote, because 125 mm changes the dig as well as the pour.

House Floor Slabs and Footings in Rototuna North

House floor slabs are where our week starts on this side of Rototuna, working to the engineer’s design and the builder’s programme.

The Building Code acceptable solution puts the floor at Grade 500E ductile mesh, minimum 2.27 kg per square metre, over a 0.25 mm polythene damp proof membrane with laps of at least 150 mm. Hardfill goes in at no more than 150 mm a layer. We will not build under that, and plenty of these sections need more.

Garage Pads and Shed Slabs

Garage pads and shed slabs are the second pour on most Rototuna North sections, going in once the house is closed and the fencing is up.

What sits on it sets the thickness and the steel. A car and a workbench is one slab. A hoist, a boat on a trailer or heavy racking is another, and it needs to be said before we price it rather than discovered afterwards.

Patios and Outdoor Living Areas in Rototuna North

Patios up here are the job people book in their second summer, once the section has stopped being a building site and the grass has taken.

We keep the finished surface below the cladding line and fall it away from the house at about 25 mm per metre. On a filled section we also check where that water is going, because a patio draining into fill that has not finished settling makes a problem instead of solving one.

Exposed Aggregate and Coloured Driveways

Exposed aggregate is what most Rototuna North owners choose when they want the driveway to look like part of a new house, and we wash it back on the day of the pour.

The stone shows through, so tyre marks and leaf stain do not sit on the surface the way they do on plain grey. Coloured concrete does a similar job with oxide through the load. Either one costs more per square metre than a broom finish and neither needs painting.

How We Build a Slab on Rototuna North Ground

Five steps, and the first two matter more here than anywhere else in Hamilton.

Subgrade Inspection and Fill Check

We dig test holes, look at what the fill is made of and how deep it goes, and check what the ground does when it is wet. On a section that has been cut and filled we want to know where the join is before we pour across it.

The quote names the excavation depth, the basecourse, the steel and the drainage, so you can see what you are paying for under the slab as well as on it.

Vehicle Crossing Approval From Council

Council approves and inspects every vehicle crossing before and during construction, and a Rototuna North crossing has to match the footpath material already laid. We build that step into the programme.

Drainage, Basecourse and Compaction

Water gets somewhere to go first. Then 100 mm of compacted basecourse goes down in layers, because a single thick lift will not compact through and roading practice caps an uncompacted layer at 200 mm anyway.

Steel, Pour and Joint Cutting

Mesh goes on chairs so it sits inside the slab. We pour, screed, finish, then cut control joints at 3 metre centres to a quarter of the slab depth, inside 24 hours in warm weather and 48 hours when it is cold. Seven days damp after that.

Why Rototuna North Ground Behaves the Way It Does

Rototuna North is the fastest growing part of Hamilton and it is also some of the wettest ground the city has built on. The catchment plan for Te Awa o Katapaki puts it plainly. Manaaki Whenua Landcare Research describe the majority of that catchment, and the North Rototuna area especially, as imperfectly to poorly drained, with orthic gley and orthic podzol soils. Gley soils are chemically reduced by waterlogging. Podzols come with slow permeability. The plan notes these are typical of ground where wetlands used to sit.

That has three consequences for anything we pour up here. Water moves sideways rather than down, so a slab without a drainage path traps it. Soakage often fails the test Council sets, which is an infiltration rate above 150 millimetres an hour before a soakage device is expected to be used at all. The structure plan itself asks that stormwater be used, as far as practicable, to sustain groundwater levels in the peat soils. That is a different design brief from getting rid of it quickly.

Then there is the fill. Rototuna North sections have been stripped, cut, filled and levelled, sometimes more than once. The join between original ground and imported fill is where a slab finds out whether the base was built properly. A driveway poured across that join with 60 mm of basecourse will step at the crack within a few winters. One poured over 100 mm of properly compacted material, with the mesh sitting inside the slab and joints cut the same day, will not.

Council has also written the landform into the rules here. The Rototuna North East Character Zone asks for development that responds to the natural landform, without excessive modification of ridgelines and gullies. The town centre carries a central drainage reserve designed around ground soakage. The catchment management plan for Te Awa o Katapaki is the document that sets out the soils and the stormwater approach, and it is worth a look if you are about to subdivide. What We Do Differently on Wet Rototuna North Ground

Four things that matter more on new Rototuna North ground than they do on an established section.

Subgrade Proof Rolled Before Basecourse

We proof roll the subgrade before any basecourse goes on it. If a loaded barrow leaves a rut, the material under it is not going to hold a slab flat, and that is a conversation to have before the concrete is ordered.

Builder's Fill Treated as an Unknown

Nobody hands over a compaction record with a section. We assume the fill is unproven until we have dug into it, and we price the base off what is actually there instead of what the subdivision plan says should be.

Grade 500E Mesh in Every House Slab

A house floor slab takes Grade 500E ductile mesh at 2.27 kg per square metre under the Building Code acceptable solution. The 665 mesh that is right for your driveway is not permitted in the house slab, and the two get ordered separately.

Drainage Designed for a July Water Table

Ground here is at its wettest between July and September, which is when Council expects any soakage device to still be sitting above the water table. We size drainage for the wet month, so it works in the one that matters.

My section has been filled. Does that change the slab?

It changes the base under it, and sometimes the steel. Imported fill on a Rototuna North lot arrives with no compaction record you will ever see, so we dig into it, check the depth and find the join with original ground. Where the fill is deep or soft the answer is more excavation and more basecourse, or a slab designed by an engineer for the ground that is actually there.

What mesh goes in a house floor slab?

Grade 500E ductile mesh, minimum 2.27 kg per square metre, under the Building Code acceptable solution for slabs on ground. That is different from the 665 or 668 hard-drawn mesh used in a driveway, which is not permitted in a house slab. If an engineer has designed the slab, the drawing beats the minimum every time.

Will soakage work on my Rototuna North section?

Often it will not. Council expects soakage to be used where a percolation test returns an infiltration rate above 150 millimetres an hour. The soils through this part of the catchment are described as imperfectly to poorly drained, with slow permeability. We test before designing around it, and where the ground fails we price a piped or detained solution instead.

Who arranges the vehicle crossing?

Hamilton City Council has to approve every vehicle crossing before it is built and inspects it during construction. Residential crossings run 3 m minimum to 5.5 m maximum measured at the property boundary, and the crossing has to be finished in the same material as the existing footpath. We allow for the approval and the inspections in the build programme.

Can you pour while the house is still being built?

Yes, and on most of these sections we do. The floor slab goes in at the start and the garage pad once the building is closed in. The driveway comes last, so it is not carrying a concrete truck and a scaffold truck through its first month. Tell us the builder’s dates at the site visit and we will fit the pours around them.

How deep does the basecourse go?

100 mm of compacted basecourse under a residential driveway is the published figure, laid in layers rather than one lift. New Zealand roading specification caps a single uncompacted layer at 200 mm. On wet Rototuna North subgrade we will often go deeper and drain it first.

What do I need to tell you before you quote?

Whether the section is cut or filled, and roughly how deep. What will park on the driveway. Whether a hoist or heavy racking is going into the shed. And where your stormwater connection sits. Those four answers change the price more than the finish does.
